New ground-up two-story steel and block building with 7500 SF per floor utilizing one elevator. Structural beams were used for framing the second floor and roof in lieu of the specified bar joist that was a six-month lead time.
The owner is occupying 2500sf of the second floor. Four to six additional tenant spaces will be built-out at full capacity. Full site development with 108 parking spaces, landscaping, dumpster pad with enclosure, and a pad-ready space for a phase two building with 12,000 SF.
